One option is to make them responsible for rent until you get a new tenant moved in (and find one ASAP). 

When you form the relationship with a broker that you've done several deals with, they can often get more exceptions done for you or be more flexible with their terms and or the options that they can find for you.

I'll also bet come Jan, they ask you to extend it because they haven't been able to find a new place...the answer to that is no.

But if you need more cash in hand now and can handle the higher fees and reduced cash flow, option 1 could make sense.As for shopping around, it might be worth getting a few more quotes, especially if you think you can find something that combines the best of both worlds—a decent LTV and lower fees.Hope this helps!

no one really wants to hear this though... they want the shortcut.there are also ways to recycle capital, like the BRRRR method, which works but is tough right now with interest rates so high and deals tough to find (and 10 other things, but those are big ones). 

Also find out how much of their own $ they have invested in the deal.
