I have listened to almost every Bigger Pockets podcast, and have read multiple books on investing, and I am fully convinced RE is going to be my path to financial freedom.I currently own my own custom sock company (Ok Sock), so I am not locked down at a day job.With that being said, I am on the search for real, cold, hard experience.

They probably need to speak with a bona fide financial advisor. 

Here, your tenant doesn't get the tax benefits, but I believe you would be able to do more with your own tax and financial management of the building if you paid the full freight and got higher rent from the tenant.

The methods you mentioned are tried and proven to bring financial stability when the prerequisites can be met, but I didn't mention those methods in my description of wholesaling as I am unable to currently do them....

Since I have 2 properties and two loans I am financially extended and I cannot get a loan for a complete rehab at around $120k.

@Kurt Mace you are looking at it as though the HML is the only financier. 

If you invest the right way you (as a working professional) will be financially free in 4-7 years pending taking action.
