The market where i live is too expensive which is why i've been looking in providence RI. i think its good value for the price, with decent rent (cash flow about 550-600 if i bump rent slightly) and great existing tenants. also next to 2 hospitals, one of which is expanding.

Does it exist?

Typically either the seller or buyer will know how much you will make in many situations with regards to wholesaling the home inside of a pre-existing community.

At that point the locks need to be changed and all existing tenants given new keys.

However, if you're looking at an existing franchise that owns the land and building, or if you are looking to buy a new franchise and want to place it on land or in a building that you own then that would be a great 1031 opportunity. 

.$8.00 for a combo set...way cheaper than home depot and better than spending my time trying to rekey an existing lockset...

I've read that metal will last possibly twice as long as asphalt though a tad more expensive to install.

But also agreeing with @Wayne Brooks this sounds like a wrap around deal otherwise the existing lender could exercise the due on sale clause, another thing to look into. that's my .02

This market is extremely saturated with STVR investment properties and this vote will make many of them illegal. 

Terrible idea, market is saturated and the rules are constantly changing up here.
