My plan thus far is to clean up and finish fixing the place.

My only experience with Buildium was another PM trying to clean up her books and she had a mess, Buildium did not seem to be very helpful so she asked me for help.

If you needed to open up walls and then patch them it might make sense to use a GC since they would handle the demo, patch up, and clean up while the electrician would just wire up the place. 

I have heard this helps clean up a property quick.

Its too bad that they don't clean up the city because it has great potential.Looking for a solid B is an interesting idea also with the CAP rates being as high as they are.

It is now paid for, but plan on getting a home equity loan to clean-up some debt. 

Dry cleaners use chemicals that may need special cleanup after a loss for example.If the non-apartment exposure is smaller than the apartment exposure (usually judged by square footage), it may result in a lower cost than just apartments for Insurance.

It will be MUCH easier for you to renovate when the unit is vacant, and you can do it on your own time, much smoother and you won't have to worry about cleanup in the off days.B)  If you ARE renewing with him, his stuff will be there regardless of now or later, if you have the funds/time, suck it up and do it now.  

It is filled with a lot of great strategies that will allow you to start investing without depleting your own personal capital.
