There were a number of houses that had 2-4 separate doors that we had to deliver (or not deliver) to.

Yes, the property is a bit worn, so looking to give the home a fresh look and increase rent. 

Or have the unit delivered empty.

I really like STRs in the Gatlinburg area and have found them to deliver consistently the highest and most reliable returns. 

Sounds like maybe this gig isn’t for you @Dennis M, I have owned MFH and SFH rentals before but I've always demanded them to be delivered vacant with no transferrance of services.

The work is now complete and Certificates of Occupancy were delivered last week.

And we're starting fresh.  

Added bedrooms, granite counter tops, stainless steel appliances, washer and dryer included, luxury vinyl plank flooring, paint the cabinets, clean landscaping, new windows, fresh coat of paint on the front door, updated light fixtures, tile floor bathroom, etc.

If any of the contractors delivered an estimate without any detail you should either ask for a detailed breakdown, or simply eliminate that contractor from consideration. 

It's all food for thought at the end of the day and a fresh perspective.
