It is currently a 2/1, we plan to convert to a 3/1.

I would reccommend protecting yourself in terms of the legality of the transfer, ensuring there aren't any violations, 3rd parties requesting some claim of ownership of the property, most importantly the structural integrity of the property overall is sound and there aren't any big ticket items the current owner should righfully be taking care of that will then be additional issues you inherit. 

Although market fluctuations and regional differences can impact these trends, targeting the late fall and winter months usually provides a greater chance of purchasing a home at a lower cost.

Currently have 20k in a HYSA and another 20k split between Rollover IRA (7k), Roth IRA (10k) , Traditional/Roth 401k (5k).

Or alderman allowing case by case currently city wide but the regulations would make it a right of property owners without alderman approval needed? 

You read the current minimum size for a buildable lot in the code requirements outside urban areas, specially when septic is involved, and these lots simply don’t pass.

Ken,I currently invest in option b-notes and found this to be the simplest so far.

My current tenants have a lease until August 31, but they plan to move out and return the keys by August 15.
