Once you're there, just be sure you don't go back so stress-test the crap out of that portfolio. 

I find that people that get this idea make it through the crap times a whole smother than people who have this idea they will be rolling in cash in six months.Last but not least, find what your good at and go all in on your strong characteristics!

Those experiences you referenced before are just, just....I couldnt even come up with that much crap in my imagination.   

@Mindy Jensen  thinks I might have an idea.IF THIS IS AS bad as it smells WHATS worse is you only owned the building 2 months.. so your damages are pretty minimal.. the previous owner had larger percentage of loss,, 2 months of dog crap isn't enough for you to show  permanent damage but 12 month is  I'd for sure charge for power washing, use a deck cleaner..sand with a pole sander once dried and put down a good sealer.. is the deck cedar or green treated,, you'll have better luck with cedar.. if it's green treated,, I'd consider painting the deck floor after power washing and let dry completely and seal with kilz first and then paint..

They were so full of crap and lying.  

My brother moved out of his duplex at month 10 and by month 11.5 he had a notice to pay a $10,000 initialfine plus legal fees and bunch more crap.

I get up at 3:30 each day like clockwork I only have time to learn my craft ..not wasting time watching stupid crap on tv or grown men playing children’s games aka football .
