Not knowing 100% how she operates, I feel like if I find a property to wholesale, ask her to get in touch with her contacts, and if they buy, she would get her commission anyways.And one last question!

Would make solid profit (around 27k after closing costs, realtor commission, etc) at that price so accepted it, however the buyer was an FHA buyer.I had only owned the house about 3-4 weeks at that point, and due to the 90 day flip rule, you have to have documentation on repairs/improvements you made to the property to justify the increase in purchase price.  

As an agent understand that you are almost always 100% commissioned.  

I put 100% of the buying commission back into the deal, and still rarely find deals with numbers that work.  

Often though greed gets in the way and they want to sell ot get their commission so do not disclose such matters.

Once we get our price met, the agent gets their chance to earn their commission.

If the seller is contracted with a realtor then that agent is entitled to a commission even if you deal directly with the seller.

We close this week, I make about $12,000 (I also made commission when I bought the house, because im a realtor)10.

If you get a sales license then you have to work with a brokerage and give them their cut of the commission.
