Just be cautious about working with agents...vet them carefully.

I am negotiating with the absent owner of an off-market home and we are having issues finding an agreeable purchase price.

If your rent is too high, you'll have a ton of garbage applicants as the good ones will apply elsewhere leaving only those who don't care how expensive the rent is because they don't plan on paying more than a couple months anyhow.

In other words, they don't care anything about the blood, sweat, and MONEY that I put into the investment.

Someone else mows your lawn, fixes or replaces your appliances, removes snow, takes care of the roof, fixes plumbing and electrical issues, the list goes on. 

Windows are new, so that has already been taken care of.

I have somewhat of an emotional tie to this place because is my first property and also it is in the neighborhood I grew up in.

Tenants have been there 4 yrs and take care of the property - do simple repairs.

You have to be careful with what I call (cap drop).For instance you might see as dark Rite Aid with 7 years left on the lease.
