Most bank lenders will still request your tax returns. 

Money from a bank that your borrow ( a mortgage) is also cash.

You dont have to deal with banks first year.

In the eyes of the banks investment properties are NOT owner occupied..... 

Another question, which I'm pretty sure I already know the answer to, will a bank even lend to me for a property like this?

Hey all, new member here.Doing BRRRR in Ontario, have four small multi-family (2 duplex and 2 triplex) so far.It looks like I'm going to run into an issue with getting bank mortgages soon.

You have the bank approval for your financing. 

The wrong kind of seller financing (where you don't own it until you pay it off) is way worse than a bank loan.
