As someone who grew up in Los Angeles and spent most of my adult life in New York, I too needed to find somewhere to invest outside of those cities where cashflow was near impossible.  

The current tenant is an adult family home with a handful of residents, plus the owner's family is living in the place.I'm concerned that a prospective buyer, who would likely want to convert the place to something else, would not want to deal with this building, because of the nature of the current tenant's business.

"Hey my name's Hayden, I know this is kinda random, but I saw your place over there on __ St and I was wondering if you might entertain an offer on it?"

Back in the day......I mean back in 2000, my wife owned 6 adult family homes and I owned a mortgage brokerage.

Around my base, you get a lot of young male adults wanted to party and get wasted.

If they don't start acting like adults....that is a little harder.

Did you make it clear that your 3k requirement is (or rather, it should be) combined income of the adults?

Maybe a 6 minute walk to the New Roc entertainment complex and Stop & Shop.

If they are spending an extra 100 a week on gas then there goes entertainment and eating out money etc.Lot's of people around here have been buying trucks and SUV's the last few years for low gas.
