Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!

The trusses etc are a whole different ball game and cost to replace.

yeah that’s what I tought, until the lender I’m working with wants to roll my truck loan into the whole refinancing.

Hey Everyone,I am still in the 1st stages of trying to still wrap my head around the whole world of Real Estate Investing.

One of the buildings in my development sold for $130k (same floorplan as listed above) because the owner had liquidated her whole inventory, and that was the last building. 

Give the whole thing a fresh coat of paint, and replace the outlets and switches if they aren't white and clean.  

I will probably work on private money sooner than later too, just don't have enough confidence in the whole process on this first deal.

They have an advantage because they have the labor pool and the systems & connections to achieve economy of scale and efficiency so they can make a profit. 

My question, which seems to have been confirmed, was simply to ascertain the depth and wholeness of the BP calculators.

I don't consider the place an investment, it's my home and while I intend to rent rooms out (and can possibly profit from that if I'm lucky) I am happy to pay the whole mortgage and utilities myself and live alone.
