I'm extremely skeptical that consumers are going to be on board to willy nilly provide the passwords to all their online bank accounts to allow it to happen, however.

I am not looking to borrow from friends, take money out of my own savings account or borrow from a company that is going to make a quick $40K + and not have any money up front.

If it will only produce $50-100 not accounting for cap-ex then it’s not going to cash flow.

@Shera GregoryTalk with your accountant and if necessary a tax attorney because there are ways to structure “agreements/notes” to achieve your goals. 

I currently use Quickbooks online for the eBay part of my LLC and I worry that if I start putting in real estate transactions it's going to make the chart of accounts confusing.

What I have actually done with my Airbnb account is I use it to advertise my own personal business by using the business profile page and driving those that are looking to book a corporate stay to my personal website while giving those that want a shorter stay the option of booking through Airbnb/VRBO or coming to me directly.

You can put a deal in other calculators that will come back as a good deal that will not be the case with ours, as ours takes our specific lending criteria into account as well.

Then came an accountant that became a real estate investor partner that pretended to be a very good friend all the while fudging the numbers.

I am looking for an accountant that is obviously comfortable with real estate and can help me with some structure of my deals. 

This is rarely the best strategy, but if this is something you want to explore, you'll need to consult with a good tax accountant and see if you can structure it in your specific case.
