Also find out if they have a move out list for you to check and what the expectations are (ie I expect any carpet to be professionally cleaned and want a receipt, over is cleaned, if you had a pet any poop in the yard to be picked up, etc).  

As an investor, the numbers seem to be the easiest way for me to check if things are going well although I understand the bigger picture is more complex than that. 

Vegas is nearby to you and could likely check up on it a couple of times a year if needed. 

check this company that handles a lot of overseas investor,  small company but I found good to deal with and have purchased property in Mexico with them.  

I like looking at deals and helping others with said deals .. more B to B than  worrying about if I am going to get a rent check..

I use those 0% for a year balance transfer/convenience checks citi offers a lot too.

It reminds me regularly to classify my drives as personal or business.
