As @Bill S. mentioned, tenants will clean up occasionally, but then start to feel annoyed.In my experience, tenants don't have as much pushback about cleanliness as they do about having strangers going through the property, although the lease states we have the right to show the unit with proper notice.

@Darren Smith On the East side of I-25, Chelton and Platte are the dividing line...most neighborhoods south and east of those streets can have problems (there is an occasional pocket that might be ok, but those are by far very small pockets).

First, I'd certainly want to try to assess what method or tact to use, hopefully you can just be a nice, decent person that's willing to help get things moving for them, although just be sure that you're not dealing with one of these slugs we all occasionally run into that if you show any weakness or willing to bend, that they will then use you just like they use everyone else they come into contact with, they are out there.

Not to be a suck up to the website, but...honestly...it was BiggerPockets that motivated me.For 2 years I "talked" about how I wanted to get into the game and become an investor, and I would occasionally get a book from the library, or I'd see the stuff on late night infomercials and consider ordering it.
