My lender provides this without an $8k fee to join a Facebook group.

I had a decent set of renters that are leaving after their lease is up at the end of this month.

However, with this being a rental property out of state, I have found it almost impossible to access any of this equity.  

Are there certain areas you're currently focusing on, or are you exploring a few markets to see where the best deals come up?

I recognize that this is a matter of personal opinion, but I am particularly interested in exploring the concepts of lease and sub-lease.- What measures can landlords take to ensure protection while renting, and what steps should be considered prior to seeking a tenant?

This method allows you to take some of the profit tax free and indefinitely defer the rest of tax, using it to purchase larger, nicer property/properties in areas with better cash flow potential.

I think they need to eat this and also fix the ventilation system.

How would you all handle this?
