Any experienced house flippers here that have found ways to get bulk discounts other than buying materials in large quantities at home depot and lowes etc?

I spent over 50k at Home Depot last year and plan to spend more this year.

Renovated kitchen, relandscaped, new flooring, added garden on automatic watering timers as a selling requirement.

Go show up at lowes/home depot at 6am with some coffee and doughnuts, thats how you make friends.You will see who is serious about getting up early and getting after it.

Contractor willing to accept 25% payment then 75% at end, I have to cough there and wonder, who is buying materials- buying a refrigerator right now takes a while to get it delivered expect delays with materials unless they are on the shelf at Home Depot- deliveries because of Covid are slow.

I use the big box stores, ie Lowes and Home Depot to get their standard countertops and install them.

The basement today is 1/2 garden apartment, 1/2 unfinished common space.

Also, you can get better deals at some suppliers (Home Depot for instance).
