The property needs 25k at most in upgrades ( electric, roof, plumbing, and hvac replaced 10 years ago).He said he was getting $1600/mo section 8  for the house from the same lady for the past 9 years. 

The lady I talked to with HUD said its possible they refused to take the property because the bank waited too long and the property maintenance was not kept up.

Even with the time difference between California and Florida thyese Ladies made it happen.Thanks for all your hard work ladies

sale lease back life estate  ( did one of these in Portland OR) lady lived 8 years though.. in exchange for the deed she got to live there for free until she passed.. 

The lady answered the phone said the check was issued back in late Dec and she will check with the management this afternoon regarding the sent date.

(gosh, I hope the lady that was complaining about people capitalizing words when they shouldn't be, doesn't read this post) :lol: Let's all just go make so much money that we can give away tons!

It really depends on the relationship you have with your tenant...have you been threatening eviction...getting into arguments...if so..your chances of getting any money may have ended...I have been successful putting some tenants on payment plans for two months if they are going through a rough time and they have ended up working pretty hard to get current...but that just depends on the tenant...I even had one lady go to the State for assistance to pay rent for a month...and they did!
