Make sure you clearly word how to deal with the deposit-it transfers to the current lease holder and she is responsible for any damages to the property.

Chase and Wells Fargo have these services and I'm sure other banks do as well.The number on the Card is unique per Card holder, so correlation of card deposit to tenant is simple.

A lien holder has no legal right to prevent the transfer of a property, at all......they couldn't stop it if they wanted to.
