I wouldn't offer those "premium" features unless they commanded $$.Be sure to follow any local pool rules, like fences if required.Have a good lease.

However, seeing a lot of 1 post users advertising on the marketplace and getting little to no response, or rather never coming back to respond to those who do post back, is quite a discouraging factor.

If I had evidence that the property would command $88k on the open market I'd probably consider it a bit more at that price.

Many times it was due to the fact that we were building 'spec' buildings, office buildings, office parks, etc. sometimes with no definite tenant or user lined up, and sometimes we did have them lined up but were waiting on their financing, etc.
