I have only been at this for a few years now and need insight from some long time landlords to know if this is a bad idea or an alternative that is actually ok?  

I turned it over to a thrift store owner he bagged up 120 bags of trash and took seven pick up truck loads back to his store. 

However, an alternative is to wait until the market appreciates while still maintaining cash flow, then sell it to put the profit funds into a greater investment with greater cash flow.

He advised I join his brokerage firm as an agent and is confident being an agent will be easier and more profitable (more deals) when using the same aggressive marketing.This really did put my world upside down because I've always had the impression wholesaling was this glorious alternative way of generating income in real estate.Has any wholesaler/realtors go through the same thing and have any experiences they can share?

If you intend to write contracts with no ability or intention to close, I would consider a different alternative.

One alternative to buying turnkey that I have become particularly keen over the last year or more allows me to buy interests in portfolios of 10 SFR properties at a time.  

There are lots of reasons why this might be you…but alternatively there are MANY an investor that are very successful WITHOUT Fannie Mae or Freddie Mac.

I have done a lot of owner finance stuff and 40k option fee's are just not falling off the trucks.
