How much time would you spend on a good CMA?

I'd recommend spending the time going through all the podcasts and checking out some of the user blogs.

The lenders only count the primary term of the lease no matter who the tenant is ( even an investment grade billion dollar one ) because the bank wants to project the worse case scenario that the option will not be renewed.

I was willing to spend a few hours researching on the computer and driving around but it was well worth it.

I spend a lot of time looking at rental income on various properties, so don’t hesitate to let me know if I can help. 

Maybe "that's what I can offer you for a quick sale" versus waiting around for full price (for however long that takes) or having to spend additional money to rehab the place just to get full price.

Inspect the property have your contractors give you a bid (you could also do inspections prior to a contract but you may need to spend money for bids, so know it's a deal first).

My pledge always stands (and unfortunately I have had to honor it before), If you spend money coming to my event, and are not happy, I'll pay you back.
