We talking weeks or months?

Hi Jack Thompson, I am  a Realtor in the Charlotte area, and we closed on a condo 2 weeks ago.

With in about a week, I learned that there had been a similar letter six month earlier. 

I'm pretty new to the area, but I will have to go check out the bike path sometime this week and see what you're talking about. 

The offer of 235k to negotiate up to 250k is sound, but it seems a bit early in the listing to offer 35k off of list when properties are currently selling for around 98% of list value since the property has only been on the market for a week.

That’s too expensive and generally they need 10 days to 2 weeks notice in advance for comprehensive title report.

Lastly where Real Estate was the headline the last couple of years we are now a footnote with merely a couple of paragraphs In the end I stand by my post from early in the week, high priced markets are going to struggle with slow listing growth and buyers revolt making Supply of inventory shoot past 5 months very quickly. 

I just listened to a podcast last week where the seller was so far under that they wrote a check for $30,000 to the buyer just to get rid of the house.

We contacted an agent, got some input on neighborhoods/ places to buy, we looked on Zillow for several weeks created a list of interesting properties, talked to our agent eliminated maybe 20-25% of them, and then flew in for a long weekend. 

Eventually, I would like to supplement enough income to scale back to a 40-50hr work week at my job and break away from the turnkey side of it to further maximize returns.
