No matter matter what programs or increased value a house may have, there is going to be some people who just shut down, stop paying or walk away.  

@Jessica TsaoHi Jessica, I did look into it but when I mentioned it to my lender (from US BANK) he quickly shut me down and said that US BANK is currently not accepting an downpayment that's obtained from hard money lending. 

And if AirBNB should ever decide to shut down one AirBNB listing, the other one gets shut down too.

I don't believe there was any attempt to shut you down.

I've done that twice with real estate scammers, both times the NC AG was really quick to respond and shut down their scheme. 

What happens when someone pays rent with a bit coin on Monday, and on Tuesday they shut down silk road and that bit coin has lost 50% of it's value?

@Mike Butler , great idea. it might not hurt to teach all of them where the master shutoff to their unit is as well in case there is a freeze that breaks so they can shut the water off immediate when it begins leaking.

This sometimes happens with gas stations that have been shut down.

I shut it down after a week and then spend a bunch fighting with the support guys who didn't really know what they were talking about.
