Always difficult to directly translate to value but I think it is worth it.Also agree with other responses that I would avoid late/non-payers as well as those that are pains in the back side (for me only 2 out of 44).

He did exactly that: set up a business entity, funded it, paid himself through the entity while the rehab was in progress and then the proceeds of the sale made everyone/thing "whole" in addition to the returns on the investments made by the account LLCs.It's WAY too much to try to explain here, but do seek out a highly expert tax and legal counsel to help you work through the details.I see it done over and over by the people around me.

Just to be a pain in the butt, they could file a complaint against you claiming you're operating as a broker without a license (I've had this exact complaint filed against me in the states of Washington, Oregon, and Colorado.

While the 506c certification is a pain for all involved, it does allow the platforms to advertise and it does allow for the open discussion of the deals outside of the portals.506b deals are easier to make the investment, but they do not allow any public discussion of due diligence materials and the portals will not even let web sites discuss returns after they are funded.
