Just like a reverse exchange but instead of the QI purchasing the new property and holding it until your construction was complete we lease your property from you on a 30 + year lease and improve the property and 1031 by purchasing the leasehold from us.There was a private letter ruling that indicated this was ok a few years ago but recently some new clarifications seem to put it in jeopardy.

Crazy that rates have risen so high so quick, makes me think of private investors/sharing deal with all cash

The reason I'm asking is because using that money for a 6-12 month marketing campaign could yield a much better ROI in the long run with more acquisitions by networking for private money lenders in the meantime that could be your gap funders when using a hard money loan (for example)

If it's a good deal, you won't have trouble getting the private money to come.

I could also base my conversation with others off of that so they have an idea and a glimpse of where I want to go.

we have a garage conversion that we need stuccoed and 20 sheets that we need drywall finished. 

Current situation Currently have 2 private loans that I am paying back original home owners.1st loan $15,000 left for House 2nd loan $18,000 left for Condo Then have one conventional loan that I owe $10,500 left on it.
