Steve if you are newly licensed I suggest you go work for a property management firm before starting your own.You also need to determine WHAT you want to manage retail,apartment buildings,houses,etc.The operations are all different.Property management is the most sue happy of all real estate types.Usually a separate E and O policy is needed at a higher premium and a separate company so you can shield other operations.It's a big pain for a very low return.Good Luck

Landlords who report rental properties on Schedule E will NOT have to issue 1099s.And those real estate investors who are issuing 1099s now will continue to issue them only to INDIVIDUALS to whom they pay $600 or more - and only for services, not products.On April 5th, Congress voted to repeal all of the provisions enacted in both the Small Business Jobs and Credit Act of 2010, AND the H.R. 3590 Patient Protection and Affordable Care Act.

How to write up a contract etc.It may be total nonsense to you are may make some sense but getting a license for me was the best thing I ever did for my investing career.Some states actually prohibit a REALTOR from participating in this type of scheme so a blanket statement advising people to get their real estate license in order to wholesale properties in poor advice.In addition to states prohibiting such activity so do many broker's because E & O insurnace may not cover this type of activity which could leave the broker on the hook should something go bad.Moreover, many agents who can legally participate in this activity are opening themselves up to more actionable litigation.
