Hey BP,Seeking some help on negotiating/offering a price to an off-market seller.I cold-called an off-market opportunity today and the seller expressed interest in selling if the price was right.

Should it be labeled as "2.5% of the purchase price toward closing costs"?

thanks, This really depends on the price point and quality of the home. a $1M rental vs a $100k rental will be very different.
