The other thing is the employment numbers, specifically for Huntsville, it would be interesting to see whats the unemployment rate, the govt stimulus has definitely helped to prevent any short term impact but will there be long term impact?

He also recommended her to hire someone to take a look at her toilet and possibly replace it if there were other issues that were not immediately apparent to prevent future damages.When we called our property management, they determined that they would not be responsible for any damages since the issue stemmed from our neighbor's toilet valve and her negligence to address the issue.Our upstairs neighbor told me that she didn't have insurance, stating that she had paid off her place decades ago and didn't see the need for home-owners insurance anymore.

@Rax Gupta lot's and lot's of variables go into what makes a deals numbers green, yellow or red, in simplest term's they come from 2 root considerations; Risk Assessment and Operational Assessment.

Assuming there are none on your side and the exterminator will say this and point to the other unit as the root cause, you should be able to charge the tenant for the extermination.

I imagine this is probably to prevent section 8 discrimination, but it may also prevent the type of screening you're talking about too.
