I agree that staging will help, as well as professional photographs from a good real estate photographer that knows how to use furniture and accessory placement to focus on the most positive features of the place.  

Many people refer to Unrelated Debt-Financed Income as Unrelated Business Income and while not entirely precise, it is not really wrong, just not as specific.

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

To be more precise I use a cap expense number higher than most investor but I have spent time calculating it.  

HYPERINFLATION: Unfortunately theres no precise definition for hyperinflation.
