@John Nisewonger typically you need 20% down plus whatever rehab is needed when you buy the property, plus some money set aside just in case things go haywire (large plumbing expense for example).The benefit of networking is that you may find someone else who is in the same boat as you -- they have enough for about 10% of a down payment plus a little reserves but don't have the full thing.
