I’ve been able to negotiate a price on a mobile home that’s not ideal but there is potential for improvements and a flip but I am to young to get a loan and I just moved to the area so my employment history is short.

The day we were going to receive  the wire for our proceeds, I saw a small 6-unit mobile home/RV park with a 3 bedroom, 2 bathroom house and another 1 bedroom, 1 bathroom house come to my email from a wholesaler.

Point to note that they go into with quite some detail: modular is not the same as a mobile home.Not covered so well is that just as the quality of contractors varies a lot so does the quality of a modular home builder.
