When you buy with an assumable loan (all FHA, VA and USDA loans are assumable) you will buy with 2%-5% interest rate that will give you a much better chance to profit when it becomes a rental once you move to the next one!

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

But in the grand scheme of things, if they WERE bad people and did that, or if someone else found the key and was checking the mail, that could certainly come back to bite me (say future tenants suspect someone is ruffling through their mail only to find prior tenants are coming back because they found the mail key when they moved or had it all along, etc).

Now if I remodel the kitchen, bathrooms, doors, windows and some other stuff I could probably rent it out for $650-$700, increasing my cash flow, specially when I move out.
