Very few people can predict the cycles.  

My wife & I are having this conversation as we get ready to take advantage of this market cycle- Our dilemma is what is best to do the approach during Pre- Foreclosure or wait until after a property has been Foreclosed?

If anyone has applied and been denied in this applicant cycle, don't change your criteria. 

Where  in the market cycle is a bigger consideration for me whether to buy. 

The resort industry knows this cycle well.

And, maybe most important as we seem to be at the top of the market/business cycle, the midwest doesn't crash like many growth markets and coast markets.

We are currently 15 years into the 18 years market bear market cycle started in the NASDAQ crash in April of 2000 and sometime in 2017/2018 we will see a reset of a new bull market like we have last seen similiar from 1982 - 2000. 

All concerns then just miraculously disappears.
