Now still you have natural light AND ventilation without the negatives. 

Small multiple office warehouse space is very "light" industrial; good point of entry for the individusl investor as there is usually strong demand from a variety of tensnts with a variety of uses in metropolitan and suburban areas.  

. - I cleaned out the condo (I negotiated a washer/dryer, big cold freezer, computer, and several old books and ornaments which I think all together adds up to about $4,000), installed laminate floors in living room, paid someone to tile the kitchen, I replaced all the fans and lights, installed dishwasher and new microwave, ripped out vanity and installed pedestal sink in downstairs 1/2 bath to give space, and replaced all gold sink and toilet fixtures with brushed nickel.

It truly shed some light into the dark corners of my knowledge.

Good lighting will get better prices and move your units faster.Nice outdoor space can be super cheap and attract more dollars.

My current agent is great and her family is full of investors and she has dozens of rental houses of her own, but I have to accept that her commission on my little $20k-$30k deals is barely going to keep the lights on in the office so I get worked in between other showings and contracts done at night but with Docusign that isn't such a big deal.

Once you get that dopamine dump, you will probably look at conversations with strangers in an entirely new light - ie it will be pleasurable for you, and you will pursue it with great enthusiasm.

The light rail project started a couple of years ago and it is still improving.
