Should I wait to have these items done before signing the contract (could take weeks) to give time for home inspector to inspect the property (and risk another buyer over bidding me), or just sign the contract and have the home inspector come when everything is done?

If you google the requirements, you should be able to find the exact details.

Pre-finished hardwood a bigger item but the bag for the buck can be huge.

Admittedly, I'm not looking for Multi Family.Michael,  It's tough for me to lay out the full details of the JV, and might be better discussed at a meet up.

The percentage will depend on the condition of the home and when you anticipate the next big ticket item will come up.
