You deduct the cost of the building through depreciation.If your postive cash flow after expenses is 1k per month that does not incorporate what your depreciation is.

I'd be very surprised in the bylaws required 85% of the owners to be physically present at a meeting to change the bylaws, but if that's in there and they're not following that, then you have a case for pushing back.

If the drywall isn't physically damaged but you kill the drywall and paint over it, I suppose that's encapsulated.
