What made you interested in investing in this type of deal?

It would have been ideal to do the copper when you did the kitchens and baths.

Keep in mind KBKG calculator is only for SFR with a value under 500K, so we are not talking expensive SFR, nor MF or other types.

They certainly are not the type of deals I have achieved in my primary market.  

The factors come down to the type of work they will be doing to "replace" this line, are they relining it with cured-in-place pipe (CIPP) lining, epoxy pipe lining, or UV sewer lining; those are between $2k-$5k (in my area).

What has worked for me over the years is to tell everyone I interact with that I buy houses and what type of house I'm looking for.

Now the profit from my last place won't cover these types of numbers so im looking for help vetting and/or finding a good hard money lender.

Look for something neutral that goes with any type of decor.
