Go 10 miles east (where the house prices are basically the same) and that drops to $0.75/sq. ft (difference in rent of $400/mo for a 1000 sq. ft. house).

If you are going to find another primary within 50 miles of your current the lender may have an issue, but I would suggest looking for another lender.Good Investing...

Some contractors find this tedious so just make sure you set their expectations (paperwork wise) before you hire them.Also, when I went through my rehab, the bank cut me a check for the first half of the 203k budget up front at closing and then didn’t provide the second half of the 203k check until after the renovations were complete and they had an appraiser come out and verify that all the work on the original scope was complete.

Well I would say you are half right, sponsors do put in 5-10% normally, It they don’t take that much equity.

In the area I look at it's between $125-135 a sf for single family homes but if you travel a few miles east from that area, the price drops because of crime rates and school ratings.

@Mack Bailey first see if you can qualify for HomePossible with 5% down, FHA has also an upfront mortgage ins of 1.75% of the loan amount that gets rolled in though ideally is to get your 1st MF with FHA and second with Freddie since FHA doesn’t allow use of rental income on other properties you own within a 100 miles radius.

Personally, I will be making my first deal in the first half of the year but I am having a hard time deciding what kind of price range and area to start with.
