We can also expect the small increases in rates over the next few years to have a negative effect on the rate of growth in home prices but not a huge crash.

Long term, the demographic growth (demand) and the lack of supply in these markets has many investors very optimistic.

Slow construction/lack of inventory - there are many that feel we do not have enough inventory to keep pace with our growth as a city in the housing sector. 

There are a lot of hot spots in Florida where there is good appreciation, rent growth and high tourism.

They also talk a lot in BP podcasts about creating a scalable income in your niche for stair-stepping your portfolio up to keep it from staying stagnant or having very slow growth.
