Having grown up in Austin my whole life, I have seen it grow exponentially over the years, so it is no surprise it is one of the hottest spots for real estate investors from across the country!  

I know one of them looks like it needs a whole redo i mean you can see through the house, but it's in a great area that could really grow value wise in the future and the other seems more do-able to fix i guess i would have to take a look at them to see what they really look like in person

Johnathon contrary to popular belief HML these days post GFC is just about as stringent as bank financing.you NEED money you NEED credit and you NEED experience.best way to start is to partner with someone who has the above and build your own experience bucket.you will not get a loan with the situation you described.
