Exterior paint/siding can range in price but doing exterior work transforms the look of the house before buyers/renters step inside.

I found value in it, so I have renewed my membership each year, but the students definitely got more aggressive in the underwriting the last few years and now those deals are paying the price.

There is also a much larger inventory of rentals for a prospective resident to look at, a few years back we were in the 3ks for vacants and this year bumping up near 5k during the peak season (in my opinion probably due to the low entry price point for investors compared to the rest of the country as well as low interest rates on loans for folks moving out of their homes).

We also look at current listings to strategically price.   

Looking at redfin history the prices have been going up rapidly 10-15%+ a year as well as rents up 50% from a few years ago.

But if they stop paying, you stll have to do an abbreviated foreclosure to get the property back.May want to do Lease-Option, where they lease the property for X years, with the Option to purchase at a contractually agreed upon price.

Most community builders won't negotiate the price lower.
