I am in a high tax jurisdiction.The only way to make real money off a small portfolio is to self manage, since you can add back 18.33% of your gross, but then you also bought a job versus an investment. 

The fridge ice maker is not working, I will be quite honest the appliances are pretty old.

By embracing problems and using their own maintenance people...they only make real money when there are problems. 

It will either redeem in the next several weeks as I start the foreclosure process, or I may end up with the property (not likely, but it will be a nice annual money maker if I do).

For me personally in a B- neighborhood, stainless steel wouldn't be a deal breaker but it would be a deal maker if there was a washer and dryer.

50% in, 2 always pay late and we know of only 1 not being able to make rent so not bad at all.

The market always speaks and she's the ultimate decision-maker. 

Worse, is to put two decision makers in charge, especially when one is already proven and liked.
