We usually paint the whole house the same color, but will occasionally do a bath in green or blue.

I wish I'd bought more in those areas - they've been the least hassle and given me the most bang for buck.Sounds like its worth the occasional headche from the city then?

I've occasionally had tenants request a small change in a lease term. 

The constant summer is nice, but I really do miss the seasons and occasional "bad weather days".

Take the additional money and do occasional inspections.

As @Bill S. mentioned, tenants will clean up occasionally, but then start to feel annoyed.In my experience, tenants don't have as much pushback about cleanliness as they do about having strangers going through the property, although the lease states we have the right to show the unit with proper notice.

As cute as they are, even the most responsible pet owner cannot prevent occasional (or multiple!)
