I am glad to be a part of the community here and appreciate all of the free flowing information that is available.

5) Are there any people in the BP community who do this type of investing, who are in Montana, or near Montana, that can share their advice, knowledge, etc., on this subject?

My experience is maybe some emotional motivation but I feel if I can provide improvement to the area and give students a better place to live and maybe sacrifice some margin,  I am helping to improve the community.

Community banks in the area of the property are always a good place to start on small projects like this.

We don't just want to make money; want to make a difference in communities that other generations discarded, in favor of bland, car-centric suburbs.  

I realize this may not be available in the Austin market, but reaching out to the community just incase it's worth looking into while I'm there.Price wise I'm pretty open so long as the numbers look good (although as a newbie I don't want to stretch myself to far as I'm learning).
