Planning on partnering with my cousin on a property and since obviously we file separate tax returns, I figure it'll be easier to manage profit sharing through the LLC.Whether or not we buy the actual property through the LLC is to be seen, but based on the bit of research I've done, that is unlikely.

IE a little thingee that will light up on their dash that says a payment is due and if the payment is not made the car is disabled.. and of course GPS tracking so they can take the car back..When I first heard about the starter interrupt device for auto lenders I thought - that sounds like a whole lot easier than foreclosing on real estate!

Pay down all debt two months before applying and get a co-signor that has income.And/or do commercial financing so you can use the target property's income.
