There was a BP podcast where one technique was for the investor to get bids before purchase and then add those as line items to the HUD and get checks to the contractor issued at settlement (with the investor holding them until project starts or designated draw schedule).

Individuals who have received a CPA designation are trained in generally accepted accounting principles and best practices (including online tools).

If anyone has any recommendations on specific designers or retailers (local or online) for this look that deliver a good value, please let me know.

We'd de-risk our Investment considerably if we concentrated on a single market.  

Might be able to fashion a design with covered porches between rooms to present as a single building of 4 units or two building of 3 units each!

If you’re investing in a fix-n-flip project, this may come in the form of project management: meeting with GCs to bid out the construction, cutting checks to vendors and working with designers, architects, running materials etc.Assuming you’re not “the money” side of the deal, you should look to provide value in some other capacity.
