So, I think acquiring both real estate and O&G at the same time is a nice way to diversify cashflow since one favors higher cashflow and performance early but depletes over time, while the other starts slow but will be a rocketship over the long term.

You should look at cash flow over the course of a year, since your water/sewer bills usually come quarterly, and snow plowing is only in the winter and lawn mowing is only in the summer, and leaf cleanup is only in the fall.
