Then you have the whole world telling you you can't do it for what ever reason. so if you are an investor i ask you to just give someone a shot.

"if you keep the rents closer to $500/mo you can probably get a decent renter but for $600/mo they can get 3 bed in that area or a 2 bed in a much nicer area"  i could be wrong but I think $600 with a suspect renter is the best you could do. on their site.  

It takes time to start making decent money as an agent.

How do I find a market that is going to give decent cash flow?

After getting shot at for less than minimum wage, I decided that I wanted to try business out. 

Generally, when your loan goes through underwriting they don't just look at your taxes, and you underwriter is halfway decent they understand the use of depreciation and certain allowed write offs that may show a tax loss but still create positive cash flow.  

I found a FSBO yesterday in the Cape that looks decent.

Agreed with the above; at the $5-10k range, I wouldn't worry about the rehabs, I'd worry about getting shot.
