One of the units I'm planning on switching to a STR when the lease is up at the end of the year.When it comes to cleaners (or anyone you would consider as part of your "team"), obviously being able to personally train or vet them in person is ideal... but when your team is out of state, I look to my property managers to be the most important component since they are the boots on the ground.

Don't despair as each component can be solved. 

I care a lot about the construction costs, the lifeline of the assets' major components (roof, hvac, elec, plum, foundation/structure etc.), and it's ability to cash flow over debt service (if any).  

Break it down in to components, again look at my Self Storage checklist. 

At the end of the day, if the investment is sound, where and how you acquire the money to make it is to me not a significant component...even when it is borrowed.

Networking has honestly been the sole component to bringing me to where I am now so I am excited to get out more and see what great things 2016 will bring. 

There's also the emotional component of a lawsuit that few really consider.

How much more can I expect to spend on the other components of finding leads through a website?
